New wholesaler /Question

Hello,

I'm a newbie to wholesaling and I have a question. I'm a little confused. I had a new investor contact me asking me if I had any properties and specifically verifing that they weren't on the MLS. I explained I had some that were and some that weren't... I get a list from a well known wholesale company(they have a realtor on board and work with other RE agents ) I decided to look up the properties on zillow a few of the properties show pending and there's 1 property on their list is asking for more money then what is showing on zillow pending and another which shows less then whats on zillow. So how can I present this. This will be my first time working with this investor and hopefully my first deal is on it's way... I would appreciate any guidance or suggestions. Thanks
