Owner Occupied Rentals

Hi,


I am a new investor in the capital district area in Albany NY. I am looking to do an owner occupied rental. Most of the calculators I've seen from a variety of sources don't really discuss mutlifamily analysis if the owner were going to live there. It focuses it primarily on cap rate, cash on cash return and the debt coverage ratio. In addition, how does one take into account the FHA part of the investment with the PMI as that reduces the debt coverage ratio. Does anyone have any recommended resources or offer any advice on the matter?
