Finding my first deal

Hey everyone, I am looking for someone in my area who would be interested in mentoring me. I would love to get sorted on my first deal just as soon as I can get my hands on it. I am in college at the time and am not making much money at all. I have a credit score of 700 at the time, which I am slowly trying to build. I would essentially have to look for no or at least low money down property's. I have a passion for this business and it's just something I have on my mind all the time. I just would like to know some detailed options that I have in order to get started. I am interested in multi family primarily because the cash flow always seem to be better than single family's. Cheap single family's that need a little work would also be something to consider though. Thanks for the help!
