Is it a bad idea too rent out my home?

Im 21, and bought my first home at 19. I bought it for 176,000 with 10K down. I finished the basement on the home and have a savings built up again of 10K. Ok, Should I rent out my current home for 1400 (my current mortgage payment is 1350) and use my savings for a Class D-C property, Or sell my home for 195-205K, dump the equity into another home like it and repeat what I've been doing and also buy a Class D-C property. Any advice?
