Property Deal Middle man

Hi All,

I am bringing a seller and a buyer together for a property transaction on a flip property that has not been advertised or put on the market. The seller will pay me a fee if my buyer closes on the deal. The buyer is a property investor who I know personally. Is it ethical to ask for a fee from the buyer as well if the deal closes?
