Tulsa Oklahoma for Investing?

I'm currently trying to do flips in Tulsa. After looking at home prices it's obviously not a good place for big money flips (high days on market). Does anyone know of any hot spots in the area? Along with awesome neighborhoods? I've pretty much confined myself to broken arrow and my 3 mile drive to work haha Thanks!!
