Seller said he would give me money back after closing

I am 26 years old and am ready to buy my first rental property in utah. It is a duplex up and down. I have two questions. We are not using a realtor so what steps do I take to make sure everything is done right. Second the seller said that he would give me money back for repairs after closing because he now lives in a different state. I want to make sure I don't get screwed out of the money. What steps do I take to protect myself.
