Help with rental properties on Long Island,NY

Hello all! I am a merchant mariner with some cash and I would like to get started in buying rental properties. My goal is to obtain passive cashflow from these properties, instead of hoping for the property to appreciate. However, Long Island has very high taxes which makes it difficult to get positive cash flow. Does anyone know of a  town on Long Island with lower taxes and a high demand for people renting? I am trying to avoid buying out of state.  Any help would be appreciated! Thank you
