IRA investors for turnkey deals?

hey everybody! Where would be the best place to find qualified potential investors who have an IRA they want to invest into real estate? My plan is to get my first buy/hold deals up and going by partnering with investors with an IRA who just doesn't have the time or knowledge on where to find the deals so I can help bridge the gap. Also would it need to be a self directed IRA ?

How would you structure this deal to be a win win for all parties?
