Ultimate Beginner looking to tip toes into real estate

Hey BP!  I recently separated from the Navy and this is the first time I've had to pay for my own housing in a long time.  My wife and I live in an apartment in Edmond, OK and are looking for something to buy that has potential as a rental.  I'm most interested in something we can rent out after we've lived there a few years, but I'm also thinking about doing house-hacking.  My primary goals are to start my doctor of physical therapy degree in Summer 2017 and graduate Spring 2020, and the secondary goal is to complete the primary goal without having to take student loans to pay for our living expenses.  Any tips?
