Ttying to start an REI career based on Oahu

Aloha, I am looking to start investing/flipping. I live on Oahu and if you know anything about our market, you know its a crazy sellers market. Are there any mentor programs that are worth investing in? Will any of them teach strategies that will actually work in a market like ours where the median house is $700k+ and we constantly have buyers coming in with cash and bidding up the prices? I feel like most people would be foolish not to put their property on the MLS despite the condition of it, as land values are regularly worth 2-3 times as much as the actual house and let's face it, Oahu isn't going to be getting more land or areas to build anytime soon. Where do I start?
