Financing for First Project?

Hello BP!

I am a junior college student in Philadelphia, PA. I currently work in Acquisitions for a Real Estate Development company in the city. I've been on BP for quite a while just absorbing as much information as possible, but now I want to finally pull the trigger. I am open to anything (flipping/new construction, renting/selling). I have a good credit score, but I don't make much money or have much capital in the bank. First, I was wondering if any of you had an opinion on what type of project is best for your first time? Also, is there even a chance for me to get financing on my own? Or will I need to find a partner to fund the deal?
