wholesaling contracts

I'm venturing into wholesaling. I found a couple contracts (purchase and sale agreements) and I was wondering...... from those of you that are seasoned...... what contingencies or addendums do you suggest are in a p&s agreement. I'm going to have a lawyer look over and revise it of course. What would you would suggest be added to or that I should look for to make sure it's in the agreement?
