Closing Costs

Hello everyone,

I am still a newbie in the real-estate game. I currently located in Westchester, NY and I am looking at purchasing a 3-5 multifamily unit.  I am working on creating a rough spreadsheet where I will be able to organize and calculate different properties to find out if they would be a good fit to further research. I am having a hard time deterring what the average range I should factor in for general closing costs (legal, bank fees, etc.) Is there a general safe range or formula I would be able to follow to determine a rough number to factor in for this cost.

Additionally, I am looking for preferably an simple yet accurate online calculator that could perhaps help determine what a good deal would be (numbers wise). I appreciate everyones help!
