Help with Property Analysis

Hey guys this is my first post on this site and I am tremendously excited to start investing! 

I live in Southern Pines, NC and I am looking at a 2bd 2Ba 1000 sq ft condo listed at $119K. The other condos in the place are being listed from $140k to $165 for 2bd/2ba at 1200 Sq ft. I asked my realtor why the low price and the previous owner owes $119k and is trying to leave the area. This condo is on a golf course and is rented out to people for $800-1300/month. Any thoughts on this so far?
