Finding descent MFR locations in Atlanta

Hi everyone! I just became a new member and have gained a wealth of knowledge with listening to the podcasts and following the Ultimate New Buyers Guide to purchase my first MFR as an 'house hacker' Since starting my search to find a profitable location, I am considering Cobb Paulding and Cherokee County since I'm mainly familiar with this area since relocating for years ago. After connecting with some RAs on BP , the Atlanta Beltine and Dectaur area was suggested for long term buy and hold wealth. Because I plan to be a tenant in my first MFR, are their any particular areas some can recommend within the Beltline and Decatur to consider or even counties? Also, I was pointed to Realtor.com and Zillow for assisting with finding properties to give me an idea of what properties are on the market and also starts about the areas properties and rent properties are going for to give me an idea, since I won't be purchasing until next before my lease renews in October. However, after getting on BP, I find that a vast majority of properties are found and purchased that are not 'formally listed' through relationships with investors and RA, which I don't currently have. Can some point me in a good place to start? Ashley
