Starting Out Investing in Lots for New Construction

     Hi everybody! I am real estate sales agent and am getting into investing. Its been very hard to find flips as they come and go so fast.  What I am interested in is investing in lots for new construction. I know the business well enough to do so, however I don't have any past deals, so I feel I would have a hard time finding a lender to go through with deals.  I do also understand that its hard to find lenders for this because there is no equity until the construction is finished.

     Any tricks or tips?
