Hi BP..

I need help on a possible investment deal. I found a townhome with an asking price of $149900. The comps in the same community are between $250-284K. I have horrible credit and a little down (not 20%) my roomie/partner has good credit with no job history, she was in the military prior to this . We've been asking around about a loan, but have been told with my bad credit (No) and her not having a stable job (No). My question is, is this true? Or are they're other lenders that might be able to help us get this place. And are Hard Money lenders still requiring the 20% down or am I just not looking in the wrong place. Any advice would really be appreciated.
