Advantage and disadvantage solo on the property deeds

Hello everybody,

Currently I share the ownership on 3 properties with another person. This is person want out, meaning willing to pass these properties just to my name. We both understand that we will remain equal responsible with the banks. 

I don't want to sell at this moment due to the equity on these properties.

Please give me your input on this situation.
