Title Search Recommendations in San Antonio

Hi Everyone,

I keep reading that it is a good idea to get a title search before making an offer on a property. I want to get recommendations on how to get title searches. What are other investors using? Title companies?  How much are they paying?

    @John Guerrero in the 1000+ offers I've made over the last 5 years I have only requestd a title "Look-see" a handful of times.  If you establish a good relationship with an escrow agent and title company you may not have to pay for this service.  If you don't have the relationship and want something more formal than an email saying "clear" or "not clear," you'll likely pay between $150 - $300 depending on the title company.  You can also request them through a lawyer, but they are just going act as a middle-man and have a title company to do the search, then bill you to make the request.  As for which title company to use, I would try to start a relationship with one or two companies/escrow agents and take it from there.  Since Texas regulates Title Policy costs, and escrow fees vary little between companies, the relationship & level of service are about the only things setting the companies apart from one another.  It's important to work with someone you "click" with and that gives you the level of service you need.
