Wholesaling

Hi I  have been very intreated  in real estate for a while now and finally made the decision to take this on and change my life. The problem is I do not have money to get my license  at this point in time. A friend suggest  that I start off wholesailing. I am having a hard time finding motivated sellers and buyers. What are some good ways to find motivated sellers and buyers?

We're in the same road man. Call me crazy but I just got a credit card and threw it all in my direct mail. Hoping to learn or earn from that.
