CONTRACT HELP IN DALLAS, TX .............

Hey bigger pockets community, I hope everyone is doing great today. So straight to the point here, as I begin talking with sellers and get my feet wet in the industry, I noticed im missing some understanding of the most important part of getting someones house under contract. And that's the Purchase And Sale Agreement. What does everyone refer when deciding what contract to use ?
