Looking to get into rental investment property, starting with small multi-family and single family homes. We are concerned about getting a loan, at least for initial properties. I am currently working part time(little kids at home) and my husband is self employed(business is about 2.5 years old) so our income isn't particularly predictable month to month. We will have money from an inheritance to make down payments, repairs, etc but don't want to use it all to purchase a property for cash. Advice?
