Advice on working with partners

Hello again BP A friend that knows I'm interested in real estate let me know about a deal he found. It is a 1280sqft town home it's a short sale for 60k the units adjacent to it are valued around 120k. 3 partners total all with 20k to put in any advice on partnership? Contracts? Legal? The partner is a good friend I've known for about a year. We did some fun military training together. Seems almost to good it's a nice looking unit I would of loved there if it was on the market when I was looking. Our plan is to sell it. Not rent. It's just odd I've been chasing multi unit deals around here and this just falls in my lap. I think I will barrow the 20k from a private lender to build a relationship for bigger deals Anything I'm missing? Thanks for your time
