The time has come.......

To apply the knowledge that I have been reading about for years. You will never hit a home run or even strike out if your too scared to step up to the plate and take a swing. So I'm ready to take a swing just need someone to point me in the direction. I've never been one to follow the Hurd cuz that's when you get slaughtered like cattle I have a 4 plex that produces approximately $850 a month in positive cash flow and a small business with little over head that brings in around $7000 a month and I work full time as well and make approx 120,000 annually from that job. I'm looking to invest in income producing multi family apartment plexes to live off the cash flow and fund my retirement. I've read countless books and I'm ready to acquire my second income property. Any suggestions from a more seasoned investor as to how to find the right property when investing for cash flow is my main objective. I'm glad to be a part of this app as well
