NEW AND HUNGRY TO DO MY FIRST DEAL

Hello everyone my name is Jay and i'm fairly new to the REI world. I've been in the health and life insurance industry for about 7 years in the South FL Tri county area and now I'm shifting over to REI full time. I just recently obtained my real estate license and have been researching,reading books,listening to podcast, reading different forums and the conclusion I've come to is that the best way to get started doing deals and making money is wholesaling. The issue I'm having is how to get leads for distressed properties/motivated sellers. From what I understand the best way to generate leads is direct mail/yellow letters and this list should be properties with tax liens, in the foreclosure process, inherited properties, divorce leads and pretty much anyone that needs to sell fast for cash however where do you obtain such list? Once you've obtained the list how do you filter it? I've managed to obtain a list for foreclosure properties from the Broward county clerks office however I can imagine there is so much competition out there that by the time you filter the list for residential only and mail them they are either already moved out and or another investor got to them first. I'm very new so I could be completely wrong that's why I'm posting in this forum so hopefully someone with more experience can give me some tips on how to get started doing deals.
