Finding property

I am having a hard time finding property that isn't on the MLS or foreclosed upon (especially multiplex). I've tried the door knocking method with no success. I'm not sure if my "pitch" is what's the problem or if there is a better method. I just introduce myself and ask if they know of anyone wanting to maybe sale their house. Any suggestions for a novice. Also, in respect to the multiplex, duplex, etc, how does one find the owner without an agent?
