First Investment Property for 20YO

Hi everyone,

I recently turned 20 years old and am eager to purchase a duplex or triplex to live in and rent out the other sides. With no student debt and $30K that I am able to put towards the home, I hope that I'm in a good position to buy a $140-160K rental property. I plan on using the $30K to cover closing costs/inspection and any work that needs to be done to the house. I also would like to set up an S corp to protect my personal assets from any lawsuits. Does anyone have any tips for a younger beginner?
