maybe sooner then i think

i wasnt sure if i was ready to start looking at houses to buy yet but i think i stumbled apon a very motivated seller ...actually im positive. owner is asking 169,000 for a townhouse and 3 brs. the area is o.k at best and it is through a realtor. taxes are 1,195 .. i have not called or done any other research ... what would be my next step i have around 6grand in cash but if i can put all the numbers on paper and show minium risk i could have an investor/ partner ....i dont want to rush into anything esp my first house....im not even sure what rents are going for in this area... would anyone give me the next few steps?
