Investing in property

Hello everyone, I am 47 year  old  women in Atlanta looking to begin investing in real estate by the end of the year. I currently own two massage studios in the  Atlanta area.  What is the best way to find a mentor? I have funds to devote at the current moment; I can also devote time to assisting. Do you think that would be enough to strike a deal with a mentor? I am not seeking any compensation. I just want an opportunity to learn from an experienced investor. If anyone has accomplished this can you give any tips on how to do it
