Getting Started

Hi everyone. Would appreciate some advice here. I am transitioning out of my current career and will be "in between income sources" shortly. I would like to get started with investing but feel it may be difficult because of the short-term lack of income as I'm getting my real estate career started. I do have money available for investing but would likely need financing to get the first deal off the ground. Any input or advice on how to get the engine started from this position?
