What Questions to Ask a Long Time Landlord in my 1st Meeting?

Hey, everyone! I just got off the phone with an old acquaintance I haven't spoken to in years, but I remembered has a lot of rental property in my area. He has kindly agreed to let me stop by his office tomorrow and ask him about investing in buy-and-hold properties! I have a few questions in mind that I'll write down, but I wanted to see what the BP community would recommend since I'm VERY new to it all. 

What should I ask? 

What should I not ask?
