College town

I am currently in Stillwater Oklahoma and have been looking around at some of the different houses for sale and rent and it seems that a college town might be one of the best places to have rental property. Rents are seemingly high for the house and there is always a demand for housing. I guess my question is am I missing something that would make it unappealing to invest in rentals in a college town?

Lots of people shy away from college rentals because college kids can damage the property and you may only get a year lease out of them. I too have just purchased and started to rent out to the college crowd. A GOOD screening process will get you good college kid tenant in the property, not to mention they can be backed by parents as well. The parents can also be screened and help you find good tenants. One article recently from BP discussed how one REI did higher end rentals for college kids which got higher end renters. This particular REI built a 20 million dollar portfolio in 3 years using the high end-college kid tenants. I like it and I'm gonna follow suite...always a demand. Good luck @John Johnson
