Buy or wait?

OK, so as some of you know, I recently sold my townhouse near Dallas for a tidy little profit. I need to find a new place to live, and would like to look into buying a rental property, but I feel like this has come at a very early time in my education. I do not really know how to find good deals yet. I'm also interested in learning to wholesale at some point, and I'm taking a seminar offered by the DFW REIA in a couple of weeks. I know the market is crazy right now and we're headed into a busy season. An in the spirit of full disclosure, I do have until the end of August to move. I'm concerned about buying something I'll regret later, so I'm debating whether to try to find a new home now or possibly rent something while I continue my education/networking/start marketing and continue to save up my nest egg. Does anyone have any thoughts on this?
