East Palo Alto - is this a good place to buy now?

With facebook and other newer constructions (office spaces) coming up, I am wondering if east palo alto might be a good place to buy a rental property.

I don't have an investment property and am new to BP i.e., I am completely new to this, so would appreciate any advice! What are the most basic things to look for if one were to purchase something here?

 $50k down puts you in Vallejo or similar. 

Many good properties in that town and similar ones in our area.
