investing in a work/live loft, California

Can someone let me know if investing in a work/live loft is a good idea? The are really popular here in California. I found one in a good area in Long Beach. It's stunning, high ceilings 2000 sqf. Two beds. Asking price is $650,000. I would put renters in it.
