Single Family or Multifamily Rental?

Hi, I'm a newbie to BO but I've been doing a good but if research to actually moving forward with getting a deal. I am located in Denver, Colorado and am undecided on whether going for a single or Multifamily property while I've educated myself. The hardest obstacle for me to wrap my head around is what option to choose to acquire money to finance the purchase. Like I said I'm still learning, I think I need to kiss a few more frogs (read and educate) before moving forth. I have made contact with an investor from the site and plan on a meet up next week to discuss this whole topic, in addition, I will also be attending a real state meet-up here locally. Any advice or recommendations?
