Getting through finance Need help
How’s everybody day going today?
I need help with going for my first investment in sunny south Florida. Looking to do a house hack with a duplex or triplex. I read lots of books and listen to the podcast and I made a deadline close by august of this year .. I did the 100:10:3:1 rule and have my 10 deals ready the only problem I'm stuck on the finance part...
Ok my first option is to go to all of the banks in palm beach and see what they can offer , Then I'll go to all the private lenders I can reach out to them last I'll see if I can get a partner not in that order whatever is the best deal or the First to present itself.
The help I need are; the proper paperwork in to bring to the banker or private lender. So I can look profession and serious about investing I don’t have awful credit but it bad. I need a way to bypass the credit and win the banker or the private lender. A strategy that I can go in with and win . The biggest one for me is having a great Paper to convince them to .
So All help will be perfect

Many variables and moving parts. @Account Closed is correct. First: how much money do you have for downpayment? Then the bank will look at income to make sure you can pay monthly mortgage in case your tenants move out - so income is important (specially in a new deal). A traditional bank can do it without a problem if income and assets are within their parameters. Credit: you will get penalized with higher interest rate. Till August you still have time to improve it: Pay old debts, pay down credit lines, don't be late, etc. I use CreditKarma.com for suggestions and to check my report and score - it is free.
Maybe if there is a Mortgage Broker in the forum, he/she will be the best advice.
