Renting vs. Selling CFD

I'm new to real estate investing and I'm looking for advice on the advantages/disadvantages of selling a house CFD vs. renting. I bought my first property as a foreclosure and remodeled it. I'd like to sell the house for quick cash to finance the next couple houses but the houses in the area aren't selling. I'm not really looking at being a landlord for the rest of my life. I'd just like to make some money investing in the currently slumped housing market. I first bought the house with the intentions of renting it out for a few years until the market goes back up and I can sell it. I've been reading about some houses being sold CFD and this looks like it might be a better way to go. If I sold the house CFD I might be able to get $5000 down to help finance my next project. If I did that I don't know if I'd be missing out on any tax deductions for next year that could hurt me in the long run. I also know it's harder to get evict someone under illinois' CFD laws than just renting. Any advice or tips would be greatly appreciated. Thanks in advance.
