Struggling to locate reliable funding

For the last year I have been on the hunt for funding. We currently fix and flip with my father in law but are ready to break out on our own. We have been searching the internet until my eyes burn. I'm unfamiliar on where the right place to look is. I have come across all these capital funding sites but get lost in all the requirements and then realize they have hidden fees that you find out about in the end. Has anyone had a successful transaction with a lending company and if so can you point me in the right direction? Thank you!!
