Newbie Update/Get a Team Together/MONEY!

Been at it for a month or so as far as being active. One thing that sticks out the most is, 1) having a team in place. I have learned you really need a lender or private investor ready to go and able and willing to fund. Having a team can't be stressed enough. Such as Inspector, Painters, Contractor, HVAC team etc. Trying to find people when you are newer to an area is time consuming and tough. I have been able to get properties under contract and great deals lined up. 1 of 3 will go through. 1 was not worth it as home had major foundation issues. 1multi family I can't find good terms for and 1 SFH i will close on soon. Very happy but the money is everything! Have to find a great lender/investor. Even with good money down this has been a challenge. Any who, now I am building my team before any other deals. Also cash is king. Anyone starting out, cash is king! Find cash.
