Hey guys, 

I'm looking for some input on where to start. I've read 3 books and think i have a firm grasp on what needs to be done. I've never done realestate before. I want to flip 10 houses in my area to generate a large enough downpayment for some rental properties that will generate 3-5k passive income for when i'll be out of a job in 1 year. I have $40k and was wondering if anyone has started out like me and has any input on the best strategy for the way ahead. Thanks so much!
