Opportunity in Brookhaven, GA

I have recently been brought an opportunity to tear down a house in Brookhaven, GA and build a spec. I am looking for some guidance from professionals in the area as far as cost budgeting. I would also be interested in working with somebody local to run the project either as a project manager or superintendent. If all goes well we would start demo in a year. I am from Massachusetts and this house/lot is owned by a family member. It is in a neighborhood that has already experienced it's fair share of tear downs. Any help/guidance would be greatly appreciated.
