Renting Out a Fourplex

I will be moving to Tempe, AZ in a couple months, and since there's plenty of college students there, I considered purchasing a fourplex that's close to the ASU campus, taking one room, and renting all of the other rooms out to students. This would be the first time I've purchased a property or served as a tenant, are there any words of advice anyone can offer that I should consider? Would anybody advise against this for any reason?
