What kinds of questions to ask a real estate agent ?

I recent called a motivated seller bandit sign and it turned out that it was a realtor. He called back and left me a message stating that he would really like to speak with me if I was n investor. My question is what questions to ask ? Do anyone have some ideas on email alerts that they are using (example: any house that has 2 beds $150k or less ?)
