Newbie trying to get into the game!

I am new to the game.  I have one property that I have had for 2 years.  It was originally my primary residence until I had to move for work, and am looking to acquire more in my new area (Shreveport/Bossier City).  Since I am a newbie, what are the main things to look for in single family properties?  I've been told by some more seasoned investors to always look for the worst house in the best neighborhood, but I can see how that could be bad depending on how much worse shape it may be in that particular neighborhood.  We have many different niches here in this area with military, universities, and a medical school.  I just need to get the info or the "push" to do my first deal here in this city.  Any information, kick in the pants, or direction is appreciated!
