New to the REI world

Hi Guys and Gals,

I am very interested in getting into real estate. I initially wanted to get into flipping houses and investing in rentals, but, due to lack of money and not very many connections, that got shut down and I decided to go the wholesale route.

I am looking for some way to maybe shadow/partner with someone in the Nashville/Brentwood/Franklin area in order to "break the ice" and get into the world of real estate investing, or at least meet up every so often to sit down and allow me to pick their mind.

I am very hungry and I plan on being very successful in the REI business, I just need help finding that 1 place to start it all off.

Advice/tips/tidbits/resources are greatly appreciated.
