End of my lease around the corner & I need helpful suggestions.

Hello everybody!

I'm currently living with my girlfriend and our child (& our dog) in a townhouse. 

We initially signed a 12month lease that, once expired (May 30th), transitions into a month to month lease. I've really been gathering a lot of knowledge on REI in the past few months and think that this could possibly be a great opportunity to get my foot in the door.

Does anybody out there have any suggestions of where I should start? I was thinking of house hacking a multi-family unit, or purchasing a single family home then, down the line, moving out and renting it.

We plan on moving out of state in the future but I am totally fine with out of state REI, would love it actually. So keeping this all in mind any experienced investors out there with any advice/suggestions would be very much appreciated at this point.
