Advice for first deal

First I appreciate all the advice in advance. 

I am closing in on my first deal and I am looking for some guidance from those with experience. 

1. What is the best entity for your real estate opportunities? 

2. Have you secured loans in your name then moved the properties into an entity? 

3. I am finding most lenders if you put the property in an llc want to throw it into their commercial department. Of course that shortens the amortization period and often creates a balloon payment. What is you experience in this?

4. With insurance are there tips to buying the proper amount?

5. What do you think of buying a home warranty policy as a way to mitigate repair cost?
