Community Bank/Credit Union Lending

Hi BiggerPockets,

I'm new to RE Investing.   I've  heard that community banks and/credit unions will often lend money; more so than larger banks. Does anyone know whether credit unions/community banks will lend to someone that does not live in the area, but will like to invest in the community? If you have any insight, please provide.  Also, if this has been discussed on BP forums, podcast etc; please direct me to these sections as well.  

Thank you all for your help.  I just trying to get educated on RE investing.  Any insight you can provide is appreciated.
